This project involves a unique 20-acre site
rising above the shores of Lake Maspenock in the town
of Hopkinton (immediately adjacent to Interstate 495
and the EMC campus). Currently, the site is underused
as it is now occupied by a few older ramshackle structures
(2 of which are occupied) along with several abandoned
automobiles. KSS recently received conceptual approval
to redevelop the property under the Garden Apartment
Bylaw into a small residential condominium community
consisting of 31 homes.
As required by the Town’s Master
Plan, the project will serve a significant community
need by providing residents of Hopkinton and the surrounding
communities with a much desired maintenance-free living
community that combines the convenience of it’s
location near Rt. 495, Rt. 90, and the town center
of Hopkinton, with the serenity of a beautiful lakeside
setting.
Sensitive to the importance of open
space, KSS has taken extreme care to design an optimal
site plan that will preserve close to 10 acres of
the site (roughly half) in its natural condition (including
recreational trails and a boat house) while clustering
the homes around a common green space. KSS intends
to donate this portion of the site to the town of
Hopkinton for permanent conservation (if accepted).
Project benefits include the preservation
and conservation of a significant portion of the site’s
open space, an net positive increase in the town’s
tax base, and the creation of a unique lakeside residential
community that serves the local market. |
