    Marblehead

    Formerly known as the "Lead Mills" site, this site consists of an approximately 5 acre waterfront parcel of land straddling the Marblehead and the Salem town lines on Route 114/Lafayette Street. The site is contaminated with lead dust and lead pots from a previous owner who used the site as an industrial facility as far back as the 1850's. It is KSS's goal to clean up the site and to build a small residential condominium community.

    Originally conceived as a 30 unit market rate residential project, abutter objections caused KSS to revise its strategy - with KSS pursuing an MGL Chapter 40B Comprehensive Permit project. This revised project will consist of 44 residential units of which 11 units will be sold as affordable and 8 of these affordable units will be set aside for local residents. Part and parcel to this development will be the remediation of the site including a clean-up of the harbor and of lands owned by the City of Salem and the Town of Marblehead.

    Our development will target and service the empty nester population of Marblehead and vicinity. Our research indicates that many longtime older residents would love to stay in Town, but desire a new home having outgrown the large single family home in which they raised their families. Our goal is to build a small luxury seaside community that will provide the high-end maintenance-free condominium lifestyle that many empty nesters in town desire.

    Residents of the Town recognize the critical need to clean-up this contaminated site, particularly given its proximity to the bike path and the harbor. KSS will be creating a community that will provide a terrific and exciting housing option for older residents and much needed tax revenue for the Town.
