Marco Commons will be a membership retirement community designed to provide a luxurious living environment and a continuum of healthcare services for its residents. The independent living units will be owned by the residents with amenities normally provided in a resort or private Country Club, but in the context of an exclusive senior living community.

The community will include a health center and be licensed as an assisted living facility, with licensed extended congregate care services and/or licensed home health care services. The operator will be licensed to provide such services, and work under contract with the residents. Most services will be available ala carte, but some services, such as dining, will come with a requirement for a minimum level of services to keep the quality high, and provide some economies of scale in the operation.
